Home Inspections Are Important
As we guide you through the purchase process, we will come to the point where the seller has accepted your contract offer. We will have prepared the contract for you to contain certain contingencies such as financing approval, clear title, insurance and a satisfactory and acceptable home inspection.
Whether you are purchasing a home for $100,000 or $1,000,000, it is imperative that you have a home inspection performed by an experienced, licensed home inspector.
Once the contract is accepted, we will schedule a home inspection as soon as possible. There are many home inspectors and home inspection companies in the marketplace.
We only work with and recommend inspectors with the following qualifications:

1. The inspector will be a Class A Building Contractor licensed by the State of Florida and certified by The American Society of home Inspectors (ASHI).
2. The inspector will take either video or digital photos of all aspects of the inspection and will be able to display a visual report via laptop computer as he discusses the inspection. This will be completed on the premises immediately after the physical inspection is concluded.
3. The inspector will provide a CD and hard copy report for the buyer at the conclusion of the inspection summary.
4. Any deficiencies will be explained and assessed as normal wear and tear or recommended repair.
5. A cost estimate for repair or replacement will be assigned to each deficient item.
6. We will then work with the buyer to determine the next course of action, if any, for each deficiency as it relates to you and the sale and purchase contract.
