According to the U.S. Census Bureau, seven percent of the total housing stock in the U.S. consists of manufactured housing, the only housing regulated by federal standards. Florida along with California and Arizona are the states that lead the nation with the most manufactured housing.

Since 1976, manufactured homes are factory built and must conform to strict federal guidelines regarding construction, strength and durability. No other type of housing including site-built housing by national home builders are regulated.

Pinellas County has the second largest number of manufactured housing in Florida. Many of the communities are resident owned with large numbers of the homes considered real property because the homeowner owns a share or deed. Many of the manufactured home communities in the county are retirement communities with amenities that befit an active lifestyle.
